Protect your investment

Here are a few tips for the buyer of a lot:
  1. Get the latest copy of the lot's title from the appropriate Registry of Deeds.
    • Check the title if the owner is the same person from whom you plan to buy the lot.
    • Check for encumbrances, like Real Estate Mortgage, Notice of lis pendens, adverse claims, etc.  If the title has these encumbrances, you are putting your hard-earned money in great risk if you pursue the purchase of the property.
  2. Assuming that the title is "clean," the next thing to ask is who will pay for the taxes due to the BIR, like the capital gains tax and documentary stamp tax? This should be made clear at the outset of the negotiation.
  3. After the deed of sale is signed and the owner of the property has been paid, the buyer should have the deed of sale registered at the Registry of Deeds of the city or municipality where the property is located, or have the said deed annotated on the title of the property.  The purpose of registration is to make the sale "binding upon the whole world," and not just to the owner of the property.

Why buy a house?

Here are some facts to consider in deciding whether or not to buy your own house & lot (H&L):

1. The more you delay your decision to purchase a H&L because of the cost, the higher the cost will become next year, 2 years from now, and so on.

2. Saving money in order to buy a H&L in the future does not work most of the time, unless the word "emergency" does not exist in the dictionary, or unless you win the mega/ultra lotto. In the latter case, the probability of you thinking about buying a H&L with your millions is very remote.

3. Paying monthly amortizations for your "dream" H&L for a maximum of 30 YEARS thru PagIbig is undoubtedly a better option than renting a house FOREVER, not to mention the fact that in case you can no longer pay for your Pagibig amortizations because of "extreme" circumstances beyond your control, your Pagibig loan is DEEMED FULLY PAID! On the contrary, your landlady will not accept any reason for you not to pay your monthly rent.

4. Yes, God has reserved a "mansion" for us in heaven after our time here on earth, but He doesn't prevent us from owning a comfortable house in which to live and enjoy and can be proud of while we are still alive.
